Most companies in this trade will not put a price anywhere near a website. We think that is unhelpful, so here is how the work is priced and what makes it cost more or less.
Three things get you an accurate figure:
Usually priced the same day, with no visit needed.
The figure agreed is the figure paid
Scope and price, before anything starts
No charge for photos or a site visit
Certificate shown before we start
Patio and driveway cleaning is priced by the square metre rather than by the hour, so the total depends on size, surface material, how long it has been left and how easy the area is to reach. Small jobs carry a minimum charge, because setting up and packing down takes the same time whether the patio is 10m² or 40m². Roofs and commercial sites are priced differently again, after a free survey.
Every job is quoted free and fixed before work starts, so the figure you agree is the figure you pay. Send photos for a same-day price, or call 07947587517.
Each service is priced on a different basis
This matters more than the headline rate. A company quoting a roof by the square metre is not measuring the thing that actually drives the cost.

Six things that change the price
Larger areas cost more in total but usually less per square metre, because the setup is a fixed cost spread across more work.
Porcelain and plain concrete clean quickly. Indian sandstone with established black spot needs treatment, time and sometimes a second application. Tarmac and resin need slower, gentler work.
A patio cleaned two years ago costs less than one untouched for ten. This is the single biggest saving available, and it is entirely within your control.
If we can get a machine and hose straight to the area, it is cheaper. Rear gardens reached only through the house, or up steps, take longer. On roofs, access is often the largest single factor.
We normally work from your outside tap. If there is no water available we bring our own, which adds to the cost. Worth mentioning when you enquire.
Jointing, repointing, resealing. These are quoted as separate lines and never assumed — but we will always tell you if we think the job needs them.
Three things we will not do
A price given without seeing the job or photographs of it is a price that changes on the day, and nobody enjoys that conversation on a driveway with the machine already running. Send photos or let us come and look.
Day rates reward slow work and punish you for our equipment breaking down. Everything is a fixed price against a defined scope.
If a patio needs repointing, if a roof needs a roofer, or if blocks are sinking because the sub-base has failed, cleaning over it is a short-term cosmetic fix that costs you more later. We say so at the quote, even when it means we do not get the work.
Why publish any of this?
Almost nobody in this trade publishes pricing. The usual argument is that every job is different, which is true, and that a range invites people to hold you to the bottom of it, which is also true.
We think the trade-off is worth it. If you are three quotes into a Saturday morning, understanding why the numbers differ is more useful than another number. It also means the people who ring us have already decided the work is worth doing, which saves everyone’s time.
And it makes one thing checkable: if another quote is dramatically cheaper, ask what pressure they intend to use on your render, and whether the block paving joints get refilled afterwards. That is usually where the difference is.
How to get an accurate quote
01
Stand back far enough to get all of it in. This tells us the size and the layout, and it is usually enough to work out the area without you measuring anything.
02
This is the one that actually moves the price. Established black spot, heavy moss in the joints or old oil all need different amounts of work, and none of it shows in a wide shot.
03
Paces are fine. Tell us if the only way in is through the house, if there is no outside tap, or if there is a pond.
04
Including an honest view of anything we do not expect to shift. Roofs and commercial sites get a free survey instead.

What a great company! James provided a very reasonable quote covering both a patio and gutter clean and explained exactly what he would be doing. He turned up on the specified date, bang on time. My patio was absolutely filthy after a very wet winter but James cleaned it so well it now looks brand new. I was worried that anything he did may damage my border plants but absolutely nothing to worry about there. The gutter clean was just as good - no need for ladders, just a very long extendable vacuum piece of equipment that cleared all of the accumulated moss. Whilst the machine caught most of it, James thoroughly cleared the patio of the odd bits that fell down before starting the patio clean. The job was competed efficiently and at the price quoted. Very pleased. I’ve already lined up family and friends with James snd can’t recommend him highly enough. He’ll be back next time!Posted on Google![]()

Common questions
Patio cleaning is priced by the square metre rather than by the hour, so the total depends on size, surface material, how long it has been left and how easy the area is to reach. Small jobs carry a minimum charge because setting up takes the same time regardless.
We give a fixed price before starting, so the figure you agree is the figure you pay.
No. Quotes and site visits are free and carry no obligation, anywhere in our normal coverage area.
Most domestic work can be priced from photographs, so you may not need a visit at all.
A price given without seeing the job is a price that changes on the day, and that is a conversation nobody wants to have with the machine already running.
Send three photos instead and we will usually come back the same day with a fixed figure. Gutter clearance is the exception and can often be priced on the call.
Yes. Setting up and packing down takes the same time whether we do one job or three, so the second and third are always cheaper than booking them separately.
Patio and driveway is the most common pairing. Roof, gutters and render is the other, because the access is the expensive part of all three.
Not within our normal coverage area, which runs across Monmouthshire, the Forest of Dean and over the Severn into South Gloucestershire.
For jobs further out we will tell you at the quote if there is any travel cost, rather than adding it later.
The fixed price stands for the scope we quoted. If something genuinely different turns up on the day, we stop and talk to you before doing anything that would change the figure.
In practice this is rare, because the close-up photo is the one that catches it.
This answer will state the actual terms once confirmed, rather than leaving you to find out at booking.
