Low pressure and the right treatment for render, K‑Rend, pebbledash, brickwork and cladding — the surfaces a pressure washer ruins.
Photograph the worst elevation.
One wide shot from across the garden, one close-up of the growth, and roughly how many storeys.
That is usually enough to price it without a visit.

Soft washing cleans a surface using low pressure and the right treatment rather than force. Instead of blasting growth off, a product is applied that kills the algae, moss and lichen at root level, and the dead growth then rinses or weathers away.
It is used wherever high pressure would cause damage: render, painted surfaces, roof tiles, cladding, older brickwork and soft natural stone. On those surfaces it is not a gentler alternative — it is the only correct method. We soft wash across Chepstow, Monmouthshire and the Forest of Dean. Quotes are free. Call 07947587517.
Why render should never be pressure washed
This is the single most useful thing we can tell you before anyone points a lance at your wall, and it is the opposite of what a lot of people offering render cleaning will say.
On modern silicone renders and K‑Rend, high pressure blows the render off the substrate. These are through-coloured systems, so the damage cannot be painted over — the affected section has to be re-rendered.
On painted render, pressure drives water in behind the paint film. The blistering and damp that follow often do not show for months, by which point nobody connects it to the clean.
On older brick and stone laid in lime mortar, pressure opens the joints and lets water into the wall itself.
Anyone who offers to jet wash your render should be shown the gate.

How a soft wash actually works
The chemistry does the work and the water only carries it. That is the whole idea, and it is why the job takes longer than a jet wash and lasts longer afterwards.
01
K‑Rend, silicone render, painted render, pebbledash, brick and cladding all behave differently. We check what you have and test a discreet area before anything goes on the main elevation.
02
Planting covered, windows and doors closed and checked, and anything sensitive moved or sheeted. Tell us about a pond before we start — that changes how we work.
03
Applied evenly across the elevation and given time to work on the growth rather than being immediately rinsed off.
04
Some surfaces come up clean on the day. On others the dead growth weathers off over the following weeks. We tell you which to expect for your wall before we start, so the result is not a surprise.
What we soft wash
Modern through-coloured systems, common on anything built in the last twenty years around Chepstow and Magor. The colour runs through the render, so damage cannot be painted out — getting the method right the first time is the entire job.
The paint film is the weak point. Water forced behind it lifts it, and the damp that follows takes months to show. Soft washing cleans the film without going through it.
Common on the older housing around Bulwark and Sedbury. The texture traps moisture and greens up fast on shaded elevations, and loose stones come off under pressure.
Older properties up the valley are often laid in lime mortar. Pressure opens the joints and lets water into the wall, so these get the gentlest treatment we do.
Cleans up well and is a natural addition when we are already on site for gutters — the access is set up either way. More on gutter cleaning →

Soft washing roofs
Everything on this page applies to roof tiles, and more so. A concrete tile roof will not survive repeated high-pressure cleaning — the protective surface comes off, the tile gets more porous, and it greens up faster afterwards than it did before.
Pitch, tile condition and access change a roof price more than area does, so roofs are surveyed rather than quoted from photographs. If you want the walls and the roof done on one visit, say so and we will look at both.
How long does it stay clean?
Longer than a jet wash, because the growth is killed rather than removed — but nothing outdoors stays clean permanently, and anyone quoting you a guaranteed number of years without qualifying it is guessing.
North-facing elevations hold damp and regrow fastest. A south-facing wall in the open can go considerably longer than the same wall on the other side of the house.
Hedging, trees and shrubs planted tight to a wall keep it damp and shaded. Cutting them back six inches does more for the wall than an extra clean.
A blocked gutter above a wall will undo a soft wash quickly. If we can see that, we will tell you before you book the wall.
We will give you a straight answer for your elevation at the quote.

Drag the handle across. Every photograph on this site is our own work in the Chepstow area — we do not use stock images.
What it costs
A single-storey side elevation is a different job from a two-storey gable, even where the area is similar. Height, access and how established the growth is move the price more than square metres do.
Most render jobs can be priced from photographs. Send a wide shot of the worst elevation, a close-up of the growth, and roughly how many storeys.
Quoted free, agreed in writing, and the figure does not move once we are on site. Doing the walls at the same visit as gutters or a roof is normally cheaper than booking them separately.

What a great company! James provided a very reasonable quote covering both a patio and gutter clean and explained exactly what he would be doing. He turned up on the specified date, bang on time. My patio was absolutely filthy after a very wet winter but James cleaned it so well it now looks brand new. I was worried that anything he did may damage my border plants but absolutely nothing to worry about there. The gutter clean was just as good - no need for ladders, just a very long extendable vacuum piece of equipment that cleared all of the accumulated moss. Whilst the machine caught most of it, James thoroughly cleared the patio of the odd bits that fell down before starting the patio clean. The job was competed efficiently and at the price quoted. Very pleased. I’ve already lined up family and friends with James snd can’t recommend him highly enough. He’ll be back next time!Posted on Google![]()

No, and this matters. High pressure will blow modern silicone renders and K-Rend off the substrate, and on painted render it drives water in behind the coating where it causes blistering and damp.
The damage is expensive and often does not show for months. Render must be soft washed, with the treatment doing the work rather than the water.
Not always. Soft washing kills the growth, and on some surfaces the dead algae weathers off over the following weeks rather than disappearing on the day.
We will tell you which outcome to expect for your wall before we start, so the result is not a surprise.
It depends on aspect, shelter and how much vegetation sits against the wall. North-facing walls in damp valleys green up faster than south-facing ones in the open.
Killing the growth at root level rather than blasting it off is what extends the interval.
The products we use are applied at controlled dilutions and rinsed down thoroughly. We cover nearby planting, check windows and doors are closed, and ask that pets stay indoors during treatment and until surfaces are dry.
Tell us in advance if you have a pond. That genuinely changes how we work, and it is easier to plan for before we arrive than to work around on the day.

Yes, and it is worth doing at the same visit because the access is already set up. UPVC cladding, fascias and soffits all soft wash well.
Gutter clearance is usually quoted alongside it for the same reason. More on gutter cleaning.
