Roof cleaning and moss removal in Chepstow

Moss removed and roofs treated without the damage a pressure washer does to concrete tiles. And if your roof would be better left alone, we will tell you that instead.

Roofs are surveyed, not quoted from photos.

Pitch, tile condition and access change the price more than area does, and none of the three read reliably from a phone photo.

Does moss damage roof tiles?

Moss does not eat roof tiles, but it causes damage indirectly. It holds water against the tile surface, and on porous concrete tiles the repeated winter freeze–thaw cycle gradually breaks that surface down. Clumps of moss also wash into the gutters and block the downpipes, which is how a roof problem becomes a damp wall problem.

On sound, well-drained roofs with good tile quality, light moss growth is largely cosmetic. On older concrete tiles, north-facing pitches and roofs under tree cover, it is worth dealing with. We will tell you honestly which of those describes your roof. Free surveys across Chepstow and Monmouthshire — call 07947587517.

Why it happens here

The Wye valley grows moss better than most places

Moss needs three things: moisture, shade and something to grip. A wet valley climate, heavy tree cover through the Forest of Dean, and north-facing pitches on a lot of the older housing supply all three.

Damp air, low drying

Roofs here rarely dry out fully between October and March. Shaded pitches can stay damp for weeks, which is all moss needs to establish.

Tree cover

Lydney, Bream and Woolaston sit under a lot of canopy. Leaf litter on a roof holds moisture and feeds growth, and it is the same debris that blocks the gutter below.

Freeze and thaw

Moss holds water against the tile. When that water freezes it expands, and on porous concrete tiles that cycle slowly opens the surface up year after year.

The important bit

Should a roof be pressure washed?

Generally, no. This is the single most useful thing we can tell you, and it is the opposite of what a lot of people offering roof cleaning will say.

What high pressure does to a concrete tile roof

It strips the protective surface layer off the tile. It can force water up under the laps and into the roof space. And on ridges and verges it dislodges the mortar bedding that holds them down.

A roof that has been aggressively jet washed often ends up more porous than it was, which means it holds more water, which means it greens up faster than before. The clean looks dramatic on the day and costs you tile life for years afterwards.

If someone quotes you a fast, cheap jet wash for a concrete tile roof, ask them what they think it does to the tile surface.

How we work

How we clean a roof

Four steps, and the last one matters more than people expect — everything that comes off a roof has to go somewhere.

01

Survey, from the ground and up close

Tile type, condition, pitch, access and how established the growth is. This is where we say so if the tiles are already failing, and it is why roofs are not priced from photographs.

02

Remove the heavy growth

Thick moss is taken off carefully rather than blasted, so it does not end up packed into the gutters and downpipes.

03

Treat the roof

A treatment kills what is left at root level, so regrowth is slower than after a clean that only removes what you can see.

04

Clear the gutters

Everything that comes off a roof ends up in the gutter. We clear them as part of the job rather than leaving you with a fresh blockage. More on gutter clearance →

Roof types

What your roof is made of changes everything

Chepstow is not one kind of housing. The job changes noticeably depending on which part of town you are in, and we can usually guess the surface before we arrive.

Concrete tiles

The most common roof in this area and the most vulnerable to over-aggressive cleaning. Older concrete tiles are porous, hold moss readily, and lose their surface permanently if jet washed. Soft washing is almost always the right answer.

Clay tiles

Harder-wearing and less porous than concrete, so they hold less growth. The trade-off is that clay gets brittle with age — careful handling matters more than pressure does.

Slate

Common on the older properties up the valley towards Monmouth. Slate itself resists growth well; the problem is usually moss lodging in the laps and along the ridge, and nail fatigue on anything Victorian.

Flat and fibreglass roofs

This section states only what is confirmed. If they are not covered, it says so rather than implying otherwise.

Honest answers

When we will tell you to leave it alone

Not every mossy roof needs cleaning, and we would rather lose a job than take money for work that makes a roof worse.

Three times we will talk you out of it

The tiles are already failing. If they are porous or delaminating, cleaning accelerates that. The roof needs a roofer, not a cleaner.

There are slipped or cracked tiles. Those get fixed first. Cleaning around a defect just hides it for another season.

The growth is light and the roof is sound. Sometimes the honest answer is that your money does more good spent on the gutters.

We will tell you which of those applies at the survey, before any money changes hands.

What it costs

Priced on pitch and access, not just area

Roof cleaning is priced differently from patios. A low bungalow roof reachable from the ground is a straightforward job. A steep two-storey pitch needing extra access equipment is a different one entirely, even if the area is similar.

Four things move the number: roof size, pitch, access, and how established the growth is. That is why we survey before we price, and why we do not quote roofs from photographs.

Fixed price, agreed at the survey

The survey is free and carries no obligation. You get a fixed figure before anything starts, and it includes clearing the gutters afterwards.

What a great company! James provided a very reasonable quote covering both a patio and gutter clean and explained exactly what he would be doing. He turned up on the specified date, bang on time. My patio was absolutely filthy after a very wet winter but James cleaned it so well it now looks brand new. I was worried that anything he did may damage my border plants but absolutely nothing to worry about there. The gutter clean was just as good - no need for ladders, just a very long extendable vacuum piece of equipment that cleared all of the accumulated moss. Whilst the machine caught most of it, James thoroughly cleared the patio of the odd bits that fell down before starting the patio clean. The job was competed efficiently and at the price quoted. Very pleased. I’ve already lined up family and friends with James snd can’t recommend him highly enough. He’ll be back next time!

Where we clean roofs

Chepstow, Monmouthshire and the Forest of Dean

Roof work concentrates where the tree cover is. The wooded villages through the Forest of Dean — Lydney, Bream, Woolaston — carry more moss than anywhere else we work, and north-facing pitches there regrow fastest. Up the Wye valley towards Monmouth it shifts to slate on older properties, which is a different job again.

Common questions

Roof cleaning questions we get asked

Does moss damage roof tiles?

Moss does not eat tiles, but it causes damage indirectly. It holds water against the tile surface, and on porous concrete tiles repeated winter freeze-thaw cycles gradually break that surface down.

Moss clumps also wash into gutters and block downpipes, which is how a roof problem becomes a damp wall problem. On sound, well-drained roofs, light moss is largely cosmetic.

Generally, no. High pressure strips the protective surface layer off concrete tiles, can force water under the laps, and can dislodge the mortar bedding on ridges and verges.

A roof that has been aggressively jet washed often ends up more porous and greens up faster than before. Soft washing, or careful removal followed by treatment, is safer on most roofs.

Roof cleaning is priced by roof size, pitch, access and how heavy the growth is. A steep roof needing extra access equipment costs considerably more than a low bungalow roof reachable from the ground.

We survey before quoting and give a fixed price.

It depends heavily on tree cover and which way the roof faces. North-facing pitches under trees regrow fastest, and a sheltered south-facing roof in the open can go considerably longer.

Treating the growth at root level rather than just removing what you can see is what extends the interval.

Yes. If the tiles are already porous or delaminating, cleaning makes that worse rather than better, and the roof needs a roofer rather than us. If there are slipped or cracked tiles, those need fixing first.

We will tell you at the survey if that is what we can see, even when it means we do not get the job.

Yes. Everything that comes off a roof ends up in the gutter, so clearing them is part of the job rather than an extra.

Leaving a roof clean and the downpipes packed with moss would simply move the problem. More on gutter clearance.

Moss removal can be done year-round, and winter is often the quietest time to book. Treatments work best above freezing and on a dry roof, so we schedule around the weather rather than working through it.

Autumn is the busiest period, particularly in the wooded villages, so it is worth booking ahead if you want the roof done before winter.
